Multifamily
Development
The Bliss School Apartments
had its grand opening in October 2007. This development by GreatBridge
Properties brings 40 new units of work force housing to Attleboro,
MA. The project involved renovating a 1909 school house along with
building an addition. LDS was development consultant and among other
matters, negotiated the purchase, worked on updating an existing
comprehensive permit, worked with the City Counsel to amend deed
restrictions, provided market research and supported the financing
applications. The financing consisted of 9% low income tax credits,
HOME, CDBG and Affordable Housing Trust Fund.

LDS provided financial consulting services to
Drive In Properties in connection with a proposed
80 unit apartment development in Bellingham including assisting
with the planning of the project and analysis of the Chapter 40B
LIP Application
Assisted Living Investment
LDS provided analysis to Greenfield
Partners of Norwalk Connecticut in the investment in a nine
unit assisted living and independent living portfolio for facilities
located in Connecticut, Rhode Island and Massachusetts to be acquired
for $160,000,000 by Benchmark Assisted Living. The analysis involved
reviewing market research, property reports and financial projections.
Mixed Income Home Ownership
LDS provided 40B financial consulting services to developers of
a 16 unit duplex condominium in Bridgewater, Massachusetts. The
work involved preparing financial pro-forma’s for the Site
Plan Approval Application and educating the client on various financing
options.
Rest Home Conversation
LDS has had two engagements with
the Mount Vernon Rest Home in Winchester Massachusetts on an addition
and its conversion from a rest home to assisted living. LDS has
provided an operational analysis and staffing pro forma for a 17
unit assisted living facility and a supply and demand analysis for
a 30 units assisted living facility including unit sizing, income,
operating and staffing pro froma’s. The facility is currently
constructing the addition and will re-open as a 17 unit assisted
living facility in early 2008.
Member, Newton Housing Partnership
Lynne Sweet was appointed in 2006 to the City of Newton Housing
Partnership by Mayor David Cohen. The Partnership's mission is to
foster, support, and initiate land use, planning and fiscal policies
and actions to ensure the development and preservation of housing
to serve a socially and economically diverse community. The Partnership
reviews all developments in the City of Newton the involve affordable
housing and/or are looking for City Funding for housing development.
Community Development Block Grant Application:
Consultant to the City of Newburyport and the Town of Georgetown
on a Joint Community Development Block Grant Application. The application
totaled approximately $1,000,000 in program fees for four separate
programs. The programs were for Housing Rehabilitation Program,
First Time Home Buyer Assistance including down payment and closing
cost assistance, social services for the Women’s Crisis Center,
Rapid Response Team, and funding for Archtectural Barriers Removal.
In addition to the project packets, LDS created EO418 submissions
and Community Development Strategies for each municipality.
Assisted Living Asset Management
Asset Manager for BayNorth Capital (formerly Charlesbank Capital
Partners) on The Crossings Portfolio which BayNorth acquired in
a joint venture with Benchmark Assisting Living. The Crossings portfolio
consists of eight moderately priced assisted living facilities located
in Massachusetts and New Hampshire. LDS provides monthly financial
reviews, quarterly meetings with the owner and manager, yearly site
and operations inspections, and yearly annual plan review.
Asset Manager for BayNorth Capital (formerly Charlesbank Capital
Partners) on five assisted living facilities which BayNorth acquired
in a joint venture with Newton Senior Living and is now managed
by Watermark Retirement Communities. The portfolio consists of four
facilities located in the Mid Atlantic and one in western Massachusetts.
LDS provides monthly financial reviews, quarterly meetings with
the owner and manager, yearly site and operations inspections, and
yearly annual plan review.
Affordable Assisted Living Financing
Financial consultant to The Retreat, a 100-unit affordable, new
construction, assisted living facility, Hartford, CT. Assisted the
team with application to participate in the State of Connecticut
Assisted Living Demonstration Project. Applied to FHLBB for AHP
funding and Connecticut Housing Finance Agency for 4% low income
tax credits and tax-exempt bond financing. $15,000,000 project complete.
Financial consultant to the Vermont Housing Finance Agency in connection
with the financing of the Converse Home expansion from a rest home
to 67 units of mixed-income assisted living in Burlington, Vermont.
Affordable Assisted Living
Consultant to Columbia Towers, Bridgeport, CT, a 92-unit affordable
assisted living facility under the state of Connecticut Assisted
Living Demonstration Program. Assisted development team on various
matters including reviewing and negotiating operating numbers, low
income tax credit matters and market research.
HUD 811 For Housing for Survivors of Traumatic
Brain Injury
LDS worked with Supportive Living, Inc. on the closings for Warren
House in Woburn and McClaughlin House in North Reading. The facilities
provide housing and supportive services for adult survivors of traumatic
brain injury, 11 and 8 units respectively. Funding included HIF
II, HOME, HUD 811, and FHLBB AHP.
