Feasibility Analysis
of Senior Campus Expansion
A client had recently acquired a 55 acre senior campus in Southeastern,
MA. LDS was asked to examine a variety of uses for a vacant building,
as well as determine the highest and best use of the remaining land.
Our work involved researching a la carte Continuing Care Retirement
Communities, educating the client about the different age groups
and service needs of the elderly population, providing basic development
costs, service costs, purchase prices and service fees. We looked
at independent living from a rental and homeownership perspective
as well as Alzheimer’s Assisted Living.
Fiscal Impact Analysis
In preparation for a Town Meeting involving a proposed overlay district
and transfer of development rights, LDS worked with Connery Associates
to perform a Fiscal Impact Analysis for the Village at Kingston,
a proposed 600 unit multi-use transit oriented project.
Feasibility Analysis of Assisted Living
and Active Adult Campus
LDS was asked to perform a supply and demand analysis for the adaptive
re-use of a former hospital building and campus in Hanson, Massachusetts.
We examined the supply and demand for low income, tax credit and
market rate assisted living, Alzheimer’s assisted living,
and active adult town houses.
Affordable Housing Needs Assessment and
Planning
LDS worked with the Georgetown Affordable Housing Task Force to
prepare an in-depth affordable housing needs assessment and affordable
housing action plan for the Town of Georgetown. The work involved
preparing a build out analysis, recommending changes to the Town’s
Zoning By Law to encourage affordable housing development, educating
the Town about affordable housing development and financing alternatives,
and preparing their EO418 Certification and a Community Development
Block Grant Application for a home ownership rehabilitation program.
Multi-Family Rental Housing Competitive
Analysis
LDS completed a supply analysis for multii-family housing
from Route 128 North to the New Hampshire Border in June 2004
LDS completed a supply analysis for multi-family housing in the
greater Worcester area in June 2004.
