Property Purchase

LDS is representing GreatBridge Properties on the purchase of the Chatham Furniture property in Amesbury, MA which includes a mill building and vacant lot.  The concept plan calls for the adaptive reuse of the property into 40 affordable rental units.  LDS will prepare a market study for the project, help with permitting and provide support for the client’s One Stop funding application.

RFP for Assisted Living Management Company

LDS helped Worcester Community Housing Resources (WCHR) search for and secure a management company for a proposed 78-unit affordable assisted living development in Gardner.  Working with WCHR’s executive director, LDS issued a request for proposal to 10 target companies and received five completed proposals.  In addition to creating the RFP, LDS scored the responses, facilitated interviews and helped WCHR negotiate business terms..

Land Purchase, Attleboro, MA

LDS represented Great Bridge Properties in the acquisition of 1.3 acres of land, including a 1900’s school building. The seller had purchased the building from the City of Attleboro and had permitted the property for assisted living. The city had instigated proceedings to take the property away from the seller. LDS was able to successfully work with the buyer, seller and city to create a process that worked for all parties. This included working with the Mayor of Attleboro and the Zoning Board of Appeals to resurrect a 15-year-old comprehensive permit and working with the City Council to amend deed restrictions. The 40-unit affordable rental housing development opened in 2006.

Land Sale, Billerica, MA

LDS represented the seller of 7.9 acres of land in Billerica, MA that was sold in November 2008 to a developer who will build an 86-unit assisted living facility opening in Fall 2009. LDS was able to work with the buyer and seller to successfully navigate the challenging economic conditions to meet the needs of both parties.

House and Land Sale, Brookline, MA

In 2008, LDS represented the seller of a 1-acre parcel of land and 1900’s home to a developer, who will reconfigure the existing home and build a second new home.
