LDS worked on three
New Market Tax Credit Applications with Carlisle
Tax Credit Advisors that were submitted on March 6, 2007 to the
Community Development Financial Institutions Fund of the United
States Department of the Treasury. Each of the three $150 Million
applications was unique due to the nature of the applicant financing
institution. They included a local community bank with a multi-state
footprint including a large presence in the go zone, a one state
commercial bank and a national equity investor that combines historic
and new market tax credits.
LDS is working on the redevelopment of Whittenton
Mills in Taunton, MA with developer David Murphy of Hamilton
Development. LDS has provided a feasibility analysis for various
housing uses on the campus. It is also working with the developer
on development strategies including negotiating development and
management partnerships and historic matters.
LDS worked with Brickstone Companies
and their development team in connection with a proposed 1,800 unit
luxury senior campus in Sharon Massachusetts. LDS prepared a market
study examining over 15 senior campuses in the greater Boston area
and demographics related to demand. LDS reported on the different
types of campuses, ownership and fee structures as well as unit
and common area amenities. LDS also reported on demographics such
as income, net worth and population growth. In addition, LDS supported
the client at Sharon public hearings by educating the audience about
the product and the supply and demand for the product. The project
has been reduced to 600 units.
LDS is pleased to welcome new clients
AIMCO and Watermark Retirement Communities.
LDS is working with AIMCO, a multi-family apartment REIT on a market
study for the expansion of one of its Massachusetts multi-family
campuses. LDS is working with Watermark on a feasibility study for
the conversion of a portion of their Logan campus in Pennsylvania
to senior condominiums.
LDS is pleased to announce that it is offering
specialized brokerage services. LDS will be targeting
its efforts to affordable housing and senior housing. In particular,
LDS is seeking new development sites for GreatBridge Properties
to develop modest size multi-family work force housing. In addition,
LDS is marketing a number of assisted living and senior housing
