Assisted Living Asset Management

The Goal:
Create a process for evaluating the ongoing operations and income for an eight facility assisted living capital investment.

The Solution:
Creation of templates to evaluate the buildings, facility management, financial data and corporate organization.

The Process:
LDS was introduced to Charlesbank Capital Partners shortly after their investment with Benchmark Assisted Living in The Crossings Portfolio, comprised of eight assisted living facilities located in Massachusetts and New Hampshire. This was Charlesbank's first major fund utilizing funds outside of Harvard University's Pension Fund, as well as their first investment in assisted living. In order to devote their full energy and expertise to building their fund and evaluating new investment opportunities, Charlesbank hired LDS to consult on The Crossings Portfolio.

LDS brought in Virginia Fleisher of Fleisher and Associates to assist in this process. Virginia has an extensive background in asset management for large portfolios from her prior experience with Metropolitan Life Insurance Company.

 

 

Together, LDS and Fleisher and Associates evaluated the initial investment documents, facilities, operations, corporate organization and monthly financial statements to create templates as a baseline for monitoring and reviewing Charlesbank's investment on a quarterly basis.

LDS meets with the investor and operator on a quarterly basis to review ongoing matters. LDS created templates for their yearly property and operations site visits. LDS participates in the annual business plan review process for the portfolio.
